Most of a turnover smell is material: the hair, dander and dust holding the odor. A whole-system cleaning under negative pressure takes that out of every supply, every return and the register boots, and for a lot of units that is the whole job.

For smoke, an air duct deodorizing treatment goes onto the cleaned metal afterward. Call it sanitizing or deodorizing — what it does in a duct system is deodorize. It does not disinfect the air in the unit, it does not eliminate mold, and it will not remove a smell that lives in the carpet pad or the drywall. When that is what we find, we say so before you spend money on it.

Mold in a vacant unit is a moisture problem first. We photograph what we see and tell you plainly; a small patch on sheet-metal duct can be cleaned, and anything more than that — or growth on insulated duct — is a remediation job, not a fogging job.

Property Manager and Tenant Questions

Can a tenant request duct cleaning, or does it have to be the landlord?
Either. A tenant can book and pay for their own unit, and plenty do after a move-in. If the lease puts HVAC maintenance on the landlord, send them this page — the per-unit price is written, the photos go to whoever books, and it is a cheaper turnover fix than a repaint that does not touch the smell.
How long does one apartment take?
Usually one to two hours per unit for a single furnace or air handler, longer for a large unit or a first-ever cleaning full of renovation dust. A building with its own furnace in every unit is scheduled in a run; a shared air handler is one system with the branch runs to each unit.
Do tenants need to be home?
Someone needs to let us in and the unit needs to be accessible, but tenants do not have to stay. For occupied units we schedule through your office with the notice your leases require; vacant units need only the key.
Will it remove cigarette or marijuana smoke smell?
The part of it that is in the ductwork, yes: the cleaning removes the material and the deodorizing treatment handles the film on the metal. Smoke also soaks into carpet pad, drywall and paint, and ducts alone cannot fix those. We tell you which one you have after we look; we do not sell a duct treatment for a wall problem.
Can you do the dryer vents on the same visit?
Yes, and it is the efficient way to do a building. Apartment dryer vent cleaning is priced per unit alongside the duct work, documented the same way.
Do you work with condo associations and HOAs?
Yes. A condo is a per-unit furnace in a shared building most of the time, which is the same job as an apartment; the association books the common approach and each owner can add deodorizing for their own unit.
What if you find mold in a vacant unit?
We photograph it and tell you before doing anything. Growth means moisture, and that gets found first. A small patch on sheet-metal duct can be cleaned; more than that, or growth on insulated or fiberglass duct, is a remediation specialist’s job and we say so instead of fogging it and calling it fixed.
What exactly do we get for our files?
Before-and-after photos of each unit’s returns and a representative supply run, a one-line note per unit (what came out, whether deodorizing was applied, anything to flag), and one invoice per building or per unit. It is the same documentation we built for 800+ units in Northern Indiana.
