It does not disinfect the air in the unit, it does not eliminate mold, and it will not remove a smell that lives in the carpet pad or the drywall. When that is what we find, we say so before you spend money on it.
Mold in a vacant unit is a moisture problem first. We photograph what we see and tell you plainly; a small patch on sheet-metal duct can be cleaned, and anything more than that — or growth on insulated duct — is a remediation job, not a fogging job.
